The survey is offered before major construction begins near a property, either on the surface or for tunnelling. A survey is also completed after construction work is completed.
If a property condition survey is completed for your property before construction works commence, you will automatically be offered a post-construction property condition survey.
These surveys will provide property owners with a clear understanding of the condition of their property before works occur and confirm the condition of the property after works are complete.
It’s very unlikely that construction of the T2D Project will have any significant surface level impacts. The way the project is constructed is being carefully planned to suit the ground conditions, and any potential ground movement will be well controlled as part of the construction process.
However, to reassure residents and property owners, appropriate mitigation measures, including property condition surveys and ongoing vibration monitoring, will be undertaken to suitably protect properties along the project corridor.
To give property owners near the project alignment as much assurance as possible, detailed property condition assessments will be undertaken prior to main construction works occurring and after they have been completed. This is common on major transport projects delivered by the Department for Infrastructure and Transport and will give people a clear understanding of the condition of their property before works occur and confirm the condition of the property after construction is complete.
A free property condition survey is offered to properties located in the vicinity of T2D construction sites or directly above the T2D tunnels. If you're in a multi-storey building, only the lower levels, including the first floor and levels below, will be eligible for a survey.
Letters offering a property condition survey are being progressively issued to property owners prior to major construction starting. We are prioritising surveys at the southern end of the T2D alignment, as this is where major construction will first begin. If you're the owner of an eligible property you will be contacted by the T2D Alliance, by the contact details we have available and/or by letter to your property address.
If you're a tenant please inform your managing agent or owner about this request, or please inform us of your landlord or agent's details.
If you have not accepted a property condition survey offer and construction has started, you can still have a survey carried out. Please contact our team via one of the contact methods listed below.
There is no cost to property owners for the survey report and upon request, an electronic and/or paper copy of the report can be provided to you at no cost.
The property condition survey is completed by an independent property inspection specialist.
The survey involves taking photographs of the current condition (both inside and outside) of the property, including any visible damage or defects.
The inspection also includes outside structures such as sheds, driveways, swimming pools, fences and retaining walls.
No attempt is made to move anything in your home without your permission, including personal possessions or furniture.
You can request to receive a copy of both the pre and post construction condition survey reports, free of charge, for your records.
The property condition survey is undertaken in line with Australian Standards (AS 4349.1).
Depending on the size and condition of the property, the survey can take from around one hour for a residential apartment and longer for larger commercial properties, with estimated timeframes to be confirmed before the survey. Inspections will need to take place during daylight hours to accurately record the exterior condition of the property.
Yes, someone will need to be at the property while the survey is undertaken to provide access.

All information collected from you for the purposes of the survey and report, including any personal information, is being collected by the surveyor on behalf of T2D Alliance. It may be shared with the T2D Alliance, South Australian Government and any other person with an interest in the property or building it is in (such as strata, an owner's corporation or similar body) and, if there is a property damage claim, assessors, experts, advisers, insurers and any person who will decide the claim.
The information may be used for the purpose of establishing the condition of the property or building and assessing any damage to it. At no time will this information be used for marketing or other purposes.
